What is a Certified Pre-Owned Home™?
The home has received a premium pre-listing inspection.
Buyers have peace of mind that a Certified Pre-Owned Home™ has been pre-inspected by the most trusted property inspection company in Canada. Included with the inspection is a digital 2D floorplan that you can use to promote your listing with the option to upgrade to a 3D floorplan. Your client also receives a complimentary account with HomeBinder that they can transfer to the new homeowners.
The seller can choose to make repairs on items noted in the report.
If the seller corrects any items noted in their initial inspection report, your Carson Dunlop inspector will return to the home free of charge and update the report to reflect the changes. Amending items prior to putting a home on the market can ensure you're selling for top-dollar, increase a buyer's confidence, and reduce the chance for negotiations during closing.
The seller and buyer receive automatic home warranty coverage.
In the time between the pre-listing inspection and closing date, the Carson Dunlop D'Andrea Team provides a 120-day home warranty at no additional charge. When the sale closes, you (the listing agent) provides the buyer with a full 1-year home warranty. You choose which home warranty price point to offer: $500, $600, $700, or $800, and you only pay when the home closes!
How It Works
STEP 1
We perform an inspection.
We complete a thorough pre-listing inspection of the property. At this point in time, our free 120-day home warranty kicks in, and the seller can elect to make repairs. We will provide you with drone shots that you can use in your listing (as permitted by weather and NAV Canada).
STEP 2
List the home with the CPOH badge.
When your listing hits the market, we’ll leave behind a yard sign designating that the property is a Carson Dunlop Certified Pre-Owned Home™. You can also include the badge on any marketing materials, floor plans, online listings, and more.
STEP 3
The home sells quickly for top-dollar.
With the Certified Pre-Owned Home™, your listing sells faster and for the best price. When the home closes, you (the listing agent) purchase a 1-year home warranty for their new buyers, leaving them impressed by the experience and excited to recommend your services well into the future.
