What is a home inspection?
A home inspection is a thorough non-invasive visual assessment of a property’s major systems and structures. Our certified inspectors identify potential issues, safety concerns, and maintenance needs so you can make informed decisions about your home purchase or sale. Our findings are documented in a digital report, provided to you within 24 hours of our inspection.
What do we look for during a home inspection?
Carson Dunlop home inspections cover the condition of the following components:
- Structure: Foundation, framing, roof, walls
- Roofing: Shingles, flashing, gutters, chimneys
- Exterior: Siding, windows, doors, decks
- Plumbing: Pipes, water supply, drainage
- Electrical: Panel, outlets, wiring, safety hazards
- HVAC: Heating and cooling systems
- Interior: Walls, ceilings, floors, insulation
- Basement & Attic: Moisture, ventilation, insulation
Our inspections adhere to a standard scope of work, but this scope can be further customized to fit your unique home or building.
How long does a home inspection take?
Most inspections take 2.5 to 3.5 hours, depending on the home’s size and condition.
Do I need to be present during the inspection?
While not required, we strongly encourage our clients to attend the final 30 minutes of our inspection. This is a great opportunity to ask questions and learn about your home.
I'm buying a new construction home. Do I need a home inspection?
Yes! Even new homes can have hidden issues you need to know about. Our inspectors often uncover potential repairs in homes that have not been moved into yet.
Should I order a radon test?
It is highly recommended that you order a radon test with your home inspection. 37% of homes in Halifax test for unsafe levels of radon. Even if your home has a radon mitigation installed, it’s recommended to get a radon test every 2 years to confirm its functionality.
How much does a home inspection cost?
Inspection fees vary based on property size, age, and type. Contact us for a quote tailored to your home.
