Proudly Providing Inspection Services in Canada Since 1978

In addition to our suite of home inspections and commercial property inspections, Carson Dunlop offers additional services that can be tailored to the unique needs of your property. Below, you can explore each additional inspection service offered by Carson Dunlop inspectors.

Add-on and ancillary services vary by inspector. Please contact your local Carson Dunlop inspector for a full list of their services.

Radon Testing

As the second leading cause of lung cancer, radon is a naturally-occurring radioactive gas that can enter your home or building through cracks in the foundation. Because radon is odorless and colorless, the only way to detect it is with a professional inspection.

Radon is considered a significant problem in Canada—homes and commercial buildings have tested for high radon levels in all provinces. Saskatchewan, Manitoba, New Brunswick, and Yukon tend to have the highest concentrations. If your Carson Dunlop inspector finds radon in your home, a radon mitigation system can be installed to keep your family safe and healthy.

Mould Testing

Mould can be a serious threat to both your property and your health. Often hidden from view, mould can grow in damp, dark areas of your home or building, leading to respiratory issues, allergies, and even structural damage. Professional mould testing is the only way to accurately detect mould and assess the extent of the problem.

Your Carson Dunlop inspector will check your basement, crawl spaces, attic, carpet, and more for potentially hazardous microbial growth. If mould is suspected, samples can be collected and analyzed by a third-party lab to confirm the extent of the contamination and determine necessary remediation.

Sewer Scope

Sewer line repairs are among the most expensive home repairs, costing anywhere between $5,000 to $15,000 or more! A home’s sewer system is one of its most crucial, yet often overlooked, components.

A sewer scope inspection involves inserting a specialized camera into the sewer line to visually inspect the condition of the pipes. This process allows us to detect any blockages,  tree root intrusions, or other damage that could disrupt the flow of wastewater from your home to the municipal sewer system. Our professional sewer scope inspections can identify potential problems before they become major headaches.

Termite (WDO) Inspections

Termites are small but mighty pests that can cause significant damage to your home if left unchecked. Most lenders and real estate agents require a termite inspection before finalizing a home sale. Bundling your termite inspection with your standard buyer’s inspection can expedite the transaction process and avoid delays during closing.

With a Carson Dunlop termite inspection, our inspectors conduct a detailed visual inspection of your property, focusing on areas where termites are most likely to be found, such as the foundation, crawl spaces, attics, and exterior walls.

Wood Burning Appliance (WETT) Inspections

With a Wood Energy Technology Transfer (WETT) inspection from Carson Dunlop, your inspector can give you an inside look at your solid-fuel-burning system, some of which may include your fireplace, wood-burning stove, chimney, and central heating system. A WETT-Certified inspector is professionally trained to investigate any concerns with system functionality, for insurance purposes, or in coordination with a real estate transaction.

Infrared Imaging

When it comes to maintaining the integrity of your home or commercial property, some issues can go unnoticed by the naked eye. Infrared imaging, also known as thermal imaging, is a powerful tool that allows us to detect hidden problems behind walls, ceilings, and floors. By capturing temperature variations, infrared imaging reveals issues such as moisture intrusion, electrical hotspots, insulation gaps, and structural defects that might otherwise be missed.

The air you breathe inside your home or workplace plays a crucial role in your health and well-being. Poor indoor air quality (IAQ) can lead to a variety of health issues, from allergies and asthma to more serious respiratory conditions. Our indoor air quality testing services are designed to identify these hidden threats, such as carbon monoxide, dust, pollen, volatile organic compounds (VOCs), and even mould. Let Carson Dunlop provide you with the information you need to create a healthier, safer environment for your family or employees.

Lead-based paint is still present in millions of homes across North America. In many instances, it could even hide behind layers of new paint. If lead paint is in good shape, it’s usually not a problem. However, if it starts deteriorating by peeling or chipping, it can become extremely hazardous. Our inspectors utilize the latest technology and professional 3rd party laboratories to identify and test for precise levels of lead in your home. Using a specialized analyzer, we scan surfaces in your home and read the collected data to determine whether the unique fingerprint of lead is present. This method is completely non-destructive, unlike other testing methods which require scratching of surfaces or taking chip samples of paint.

Asbestos has been found in over 3,000 household products, most commonly including HVAC insulation, pipe coverings, floor tiles, ceiling texturing, shingles, siding, and drywall. As these materials age, they become brittle, and friction can cause microscopic fibers to shed and be inhaled. If you suspect that your home or commercial building may have asbestos, your next step is to order an asbestos inspection from Carson Dunlop. After taking samples of various surfaces where asbestos is suspected, we work with a trusted third-party laboratory to test the samples and deliver a full report on our findings.

A drone can perform a close-up survey of the exterior of a building and deliver high-resolution video of the roof, gutters, chimneys, and more, enabling a building inspector to detect trouble spots. Obtaining good visuals of windows or exterior coverings on multi-level homes or other inaccessible areas is crucial to ensure you get the full picture of your new home. Water damage can often go undetected without an aerial view.

Utilizing drones, our inspectors can perform roof damage inspections, insurance inspections, fraud monitoring, and aerial photography and videography.

If the home you’re buying features a pool or spa, or if you’re a homeowner who wants a detailed report on the condition of your existing pool and spa system, Carson Dunlop can give you the information you need. Pools and spas are complex systems, and even if everything looks fine, there could be problems you don’t know to look for. Our professional inspectors have the experience to identify issues before they become costly headaches.

A well inspection is a comprehensive evaluation of a property’s water well system to ensure it is functioning properly, safe, and delivering clean water. During a well inspection, a qualified inspector assesses key components of the well, including the wellhead, pump, pressure tank, and water lines, for signs of damage, leaks, or wear. Additionally, water quality testing is typically conducted to check for contaminants like bacteria, nitrates, and other harmful substances. This inspection is essential for homeowners and buyers to verify the safety, efficiency, and long-term reliability of their water supply.

A well-functioning irrigation system is key to maintaining a healthy, vibrant lawn and garden while conserving water and avoiding costly repairs. Over time, irrigation systems can develop problems such as leaks, broken sprinkler heads, poor water pressure, or malfunctioning timers, leading to wasted water, high utility bills, and damage to your landscaping. A professional irrigation system inspection from Carson Dunlop ensures that your system is working efficiently and effectively, helping you maintain a beautiful landscape while saving money and water.
